The standout feature is the view OF the Burj Khalifa rather than from it — Sky Views sits at 219 metres on the opposite side of the Downtown square, placing the world's tallest building directly in your sightline. After entering through the Address Sky View hotel lobby, you'll take a dedicated elevator to the 52nd floor observatory. The glass floor section immediately greets you — panels of reinforced transparent glass revealing the full drop to street level. First-timers typically take a few moments to build the nerve to step on; once you do, the sensation is extraordinary.

The glass slide runs along the outside of the building between the 53rd and 52nd floors — an 8-metre transparent tube through which you descend at modest speed with an open-sky view of the Downtown Dubai rooftops. It's brief but memorable. The Edge Walk, bookable separately, involves suiting up in a harness and helmet before stepping onto a narrow outdoor ledge 219 metres above street level, guided by trained instructors. You can lean out, raise your arms, and take in the full Dubai panorama with nothing between you and the sky — it's unequivocally the most thrilling activity on any Dubai observation platform.

The Burj Khalifa dominates the western view, just 400 metres away at eye-level relative to the observation floor. Sunset visits (5–7 PM) are consistently rated the best, with the golden light transforming the Downtown towers and the Dubai Fountain visible below in the Burj Lake.

Sky Views is inside the Address Sky View Hotel in Downtown Dubai, a 5-minute walk from Burj Khalifa/Dubai Mall Metro Station on the Red Line. Exit the station toward Downtown Dubai and follow signage to the Address Sky View towers — the walk is straightforward and partially shaded. Taxis and Uber/Careem drop off at the hotel entrance directly. Paid parking is available at the Address Sky View hotel or at the nearby Dubai Mall complex.
